The Application

A local housing developer required a complete property management solution for a number of flats located in the Brighouse area of West Yorkshire. These properties were close together, however they were experiencing a high turnover of nefarious tenants who repeatedly left the properties in a very ill condition.

The Solution

SPP (Yorks) Ltd contracted with Mercury Solutions to clean, clear and re-furbish the property to a standard which met the requirements to place the property back on the market. Two of the flats were in a particularly dire state and required flea bombing and for a controlled sharps and needles sweep to be carried out. Each property was cleared back to its shell, the locks were changed, Void Property Alarms were installed, and net curtains were hung in windows to protect the property from further damage, squatters or returning tenants.

Mercury Solutions then conducted a thorough survey of the property in conjunction with SPP (Yorks) Ltd to establish the remedial work required to meet their budget and complete the work to a set time scale. Our Property Maintenance team carried out a complete re-wire, fitted new kitchens and bathrooms, re-floored and decorated the entire premise. We refurbished the four properties to an acceptable condition in a period of just over three weeks, and during that period were able to gather sufficient leads for SPP (Yorks) Ltd to fill two of the properties with qualified and stable tenants before we had completed the work, the other two properties being tenanted inside the following two weeks.
